Building Restrictions for The Mists

     

 

 

      No building or structure shall be erected, placed or permitted to remain on any lot other than a single family dwelling not to exceed 2 ½ stories in height. Not more than one dwelling shall be erected upon any one lot and any garage must be attached to the dwelling. For lots 9 thru 30, each dwelling shall not be less than eighteen hundred (1,800) square feet of livable floor space for a single story dwelling, two thousand (2,000) square feet of livable for space for a one and one-half story dwelling and twenty two hundred  (2,200) square feet of livable floor space for a two or two and one-half story dwelling, exclusive of all porches, breezeways, carports, garages, terraces, stoops, basements and the like.

 

For lots 1 thru 8 and lots 31 thru 37, each dwelling shall not be less than sixteen hundred (1,600) square feet of livable floor space for a single story dwelling, eighteen hundred (1,800) square feet of livable floor space for a one and one-half story dwelling and two thousand (2,000) square feet of living space for a two or two and one-half story dwelling, exclusive of all porches, breezeways, carports, garages, terraces, stoops, basements and the like. Each dwelling shall have a roof pitch not to be less than 6/12, excluding screen and enclosed porches. Each dwelling shall have an attached garage, 2-car minimum.

 

 

      An architectural control committee is hereby formed which shall have authority to inspect and approve the building plans, specifications, materials, exterior colors and plot plans showing the location of such structures as may be built upon any lot and approval in writing as to conformity and harmony of external design of any structure including fences, swimming pools and accessory buildings will be considered by the building committee. This committee shall be composed of Allan Warfel and Joseph W. Wells Jr. or their designees until their successors are chosen by the Association, their successors to be elected upon the transfer of common lands to said Association, which will be made upon the transfer of the final lot sold or sooner.
